I'm Mark Gladue, and today I visited one of our newest listings in the Elvehjem Neighborhood in Madison.  I'm here today to give you the Dane County market update.

So one of the most important numbers that we see is the median home price, and it's gone up by 12 percent on average since January. So in January, you saw homes selling at $340,000. Today, they're at $385,000. If you look back to 2019, it's even more, we’ve had a 16 percent increase in median home value.

So what does that mean for you as a home seller? Well, it means you're getting more than you ever thought you would for your home if you’re selling right now.

Now, think about days on market, that really has stayed about the same. Your average days on market would be six in the Dane County area. That means the time you go live on the MLS to the time you’re under contract is six days.

27% of homes sold in June…

Now, 27 percent of homes sold in June. So take all the home sales from January up to June, 27 percent have sold in June. And that's because in April and May, those people are going under contract and then closing in June.

So it's a fantastic time to sell.

Now is the time to buy without 27 other offers…

As a buyer, it might be a really good time to buy too, because we're in the August slump or buyer fatigue stage. Buyers are really sick of being rejected. Some buyers have to sign a new lease. Or maybe they're just tired in general because this market has been absolutely crazy. 

If you're looking to buy, this might be the time to sneak in without having to deal with 27 offers.
