Hey Madison. 


I'm Mark Gladue, broker associate with the Lauer Realty Group.


Today I’m writing to those of you who are still thinking about selling in 2021. I know you’re thinking to yourself ‘Mark, it’s almost October. People don’t buy homes in Madison in October, November, and December.” 


I’m here to tell you that’s not going to be true in 2021. We’ve seen historic sales this year, and I think we’ll continue to do so through the end of the year and into next year. 


If you’ve been considering downsizing, or if you’ve been considering moving up to your dream home, the numbers are still fantastic. In August we saw 365 homes sell in the Madison area. The median home price was $372,000 which is up from January 2021 when it was $344,000. 


The median days on the market has stayed exactly the same at six days. Interest rates are still historically low.  So for those of you thinking maybe I’ll wait, I urge you not to wait. 


Now is the time to find a dream home or downsize into something that meets your current needs.
