My name is Mark Gladue, broker associate, and listing specialist with Lauer Real Estate Group, and I am certainly glad you stopped by. 


Today, I've got a home search tip for all of you out there who have started to look for homes. I know that over the last three to six months, a lot of you have started to think about that age-old question, "Hey, is it time for me to purchase a house?" 


Given that interest rates are really low, and given that you don't want to keep paying rent - which makes a lot of sense - I would say the answer is probably yes. So, I wanted to give you this one really simple hack. 


So this is the biggest tip I can give you as a potential buyer. The easiest way for you to find out what's brand-new to the market and what homes are coming up in the neighborhood is to hire a buyer’s agent. They’re going to have information on the price point and the real value of the home. They’re going to have detailed information about the neighborhood, the HOA you may be joining by buying the house, the potential increase of value (ROI) they can see for the neighborhood, everything that you as a consumer are going to want to know before you buy and everything that would really slow down the process 



Another really good reason to hire a buyer's agent is that what they can do is set you up on an automatic notification any time something new is listed. The reason this is different than searching yourself is that if you're searching Trulia Zillow, Redfin, realtor.com, any of those sites, what you might run into is a lot of frustration. No one’s updating the homes you’re seeing, that you really like, but are probably not on the market. Average days on market are somewhere between 6 and 10 days, so you might see a property on Friday, you might see it on Monday and it could be gone. But Zillow, Trulia, Redfin, realtor.com, and all those won't let you know.
