It's Monday, so let's talk about the market. Today, what we're going to talk about is timing.

Timing is everything when it comes to selling your home. Why is that? Because you want to maximize the dollar that you're getting in the least amount of time.

What that means for you is that we know that April is the prime month to list. But April, May, and June are still plenty good.

If you're still considering listing: one, is the weather is finally breaking. We don't have a ton of rain, we don't have cold, the sun is shining, and yes - people are out and about.

Two, interest rates. Think about this: interest rates right now are at 5.1%, which is almost two points higher than they were when we started. They're projected to go to six or above. So if you're thinking about selling your home, now is the perfect time to get it on the market.
